HUNDRED TWENTY-NINE (1,329) SQUARE METERS, more or less."


WHEREAS, the OWNER shall contribute the abovedescribed parcel of land and the DEVELOPER has undertaken to develop the same into a condominium project to be known as TheEastwood Lafayette Three (the "Project") and to submit the same and the improvements to be constructed thereon under the operation of Republic Act No. 4726, otherwise known as the Condominium Act, thereby constituting the said property as a condominium project pursuant to the provisions of said act;

WHEREAS, in order to preserve and enhance the value, design and quality of the Project, the DECLARANTS desire to impose upon the Project thus constituted mutually beneficial restrictions which shall constitute a lien upon each condominium unit in the Project and shall inure to and bind all condominium unit owners therein pursuant to the provisions of Section 9 of the said Condominium Act, for the purpose of enhancing and perfecting the value, desirability and attractiveness of the Project.

NOW THEREFORE, for and in consideration of the foregoing premises, the DECLARANTS hereby submit the abovedescribed parcel of land and the improvements thereon to the provisions of Republic Act No. 4726, and declare that :


PART I

THE MASTER DEED

Section 1.  Constitution of Project.  A condominium project to be known as The Eastwood Lafayette Three  is hereby constituted on the Project.

A copy of the Survey Plans of the Property on which the Project will stand is hereto attached as Annex "A"

The improvements are being constructed by the DEVELOPER substantially in accordance with the plans and specifications therefor prepared by MEGA (M & E Group of Architects), subject to such modifications approved by the DEVELOPER Such plans and specifications are hereto attached as Annex "B".

Section 2. Description of the Project.    (a) The Project shall be a twenty-five (25) storey building (no 13th storey) with one (1) basement level, ground floor parking, four (4) level podium parking and with Roof Deck.

The basement shall have a domestic water tank, fire water tank, pump room, storage room and holding tank.

The lower ground floor shall have one (1) 230-sq-m. commercial unit. Likewise, there shall be a main lobby, hallway, lift lobby, mail room, housekeeping room, Common Comfort Room, transformer room. genset room, meter room. ACCU room, service hallway, EE/tel room and driveway/ramp at the ground floor.
