Verifying Leasable Area Calculations for TEL3 Condominium Building

 This post is just to verify the area calculations for The Eastwood Lafayette III Condominium Building.

Number of Units : 204 Residential

200  = 10 Units per floor x 20 floors (5th to 25th, no 13th)

Total Leasable Area = 230 sqm.

5th to 25th, no 13th
Total Leasable Area per Floor = ((36x3)+(39x2)+41+(53x2)+55+73) = 461sqm. (check) 
Total Leasable Area 20 Floors = 461 x 20 = 9,220 sqm. (check) 

Penthouse Units
Total Leasable Area (sqm.) = (133+106+114*+106) = 459 (check)
*Penthouse Unit C is incorrectly stated as only having 110 sqm in the Master Deed

Parking Units
1,350 sqm.


Total Leasable Area for TEL3

  9,220 sqm. = 5th to 25th, no 13th
     459 sqm. = Penthouse Units
     230 sqm. = Commercial Units
  1,350 sqm. = Parking Units

11,259 sqm.

This Total Leasable Area of 11,259 sqm is the basis for calculating the "appurtenant interest or participation in the Condominium Corporation" under "Section 7.    Nature of Interests of Unit Owners."

  • (c)   The owner of a unit shall further acquire an appurtenant interest or participation in the Condominium Corporation, equal to the percentage share which the weighted floor area of the Unit bears to the total floor area of all the units in the Project, by virtue of which interest the Unit owner further acquires an indirect undivided interest in the Common Areas in proportion to his interest or participation in the Condominium Corporation, thus :



For example a 36 square meter unit will have 0.003197 or 0.32% participation (out of 100%) in the Condominium Corporation.  What this means is that larger units have a larger say or vote during elections in General Assembly meetings.  This % participation also translates to a larger share for special assessments.
