This Master Deed with Declaration of Restrictions (hereinafter referred to as the "Master Deed", whether reference is made to the enabling Deed or Declaration of Restrictions. or both), executed this 27th day of August 2002 at Makati City. Metro Manila, Philippines, by the parties hereinafter mentioned and collectively referred to herein as the "DECLARANTS" to wit :

EMPIRE EAST LAND HOLDINGS, INC. ("OWNER"), likewise a domestic corporation duly organized and existing under and by virtue of the laws Of the Republic of the Philippine, with offices and business address at the 21st Floor, The World Centre Bldg., Makati City, Metro Manila, Philippines, represented herein by its duly-authorized Director, Atty. CIRILO L. MANLANGIT

W I T N E S S E T H : That

WHEREAS, the OWNER is the absolute and registered owner of a certain parcel of land located at Eastwood City CyberPark, E. Rodriguez. Jr- Avenue (C-5 Road), Bagumbayan, Quezon City, Metro Manila, Philippines with a total area of One Thousand Three Hundred Twenty-Nine Square Meters (1,329) more or less, covered by Transfer Certificate of Title No. N-236307 issued by the Registry of Deeds for Quezon City, Metro Manila, Philippines and more particularly described as follows, to wit :
